Frequently Asked Questions

Shobnall Retail Park

arrowWhat are you proposing?

Maplevale Ltd is proposing the redevelopment of the vacant land off Shobnall Road to create a vibrant new retail and leisure destination: Shobnall Retail Park. The development will feature 78,100 square feet of retail space across eight modern retail units including an M&S Food Hall, a Tenpin bowling alley and a new Jollyes pet food store. In addition there will be a new drive-thru Greggs restaurant for added convenience. Finally, a dedicated community sports facility, managed by the ESO CIC, will be included to serve local vulnerable young adults.

arrowWhere is the site?

The site is situated to the south of Shobnall Road and to the east of Wellington Road (A5121) adjacent to the B&Q store. Currently, it consists of vacant land with a single access track leading to the railway line.

arrowWhat types of shops and leisure facilities will be on the site?

We are working closely with a range of retailers to bring their businesses to Burton on Trent, subject to the approval of this development.

We are pleased to confirm that a brand-new M&S Food Hall will be a key feature of the site. You can get an idea of what this will look like by watching this YouTube clip.

We’re also excited to bring Jollyes to Burton. As passionate pet lovers, Jollyes will offer a wide range of products to meet all your pet’s needs, all within a spacious warehouse-style store.

In terms of leisure facilities, we are excited to be bringing ten-pin bowling back to Burton with a new Tenpin bowling alley. This will create 40 new jobs and offer local residents a high-quality leisure facility right on their doorstep."

arrowWhen can we expect confirmation of the other stores?

We will confirm the other retailers as soon as we are able to. We understand that new retailers coming to Burton will be just as eager to announce their plans as we are, so please stay up to date by regularly checking our website and leaving your contact details on our Feedback page.

arrowWill there be sufficient parking?

Yes. We will be adding over 400 new parking spaces bringing the total on site to over 700.

arrowWhere will the access road be located?

The site will be accessed directly from Wellington Road and will share the same access as the existing B&Q store.

As a result, no new roads will be introduced to the existing highway network as the entrance to the B&Q site was designed for this phase 2 being delivered too.

arrowWill there be any new pedestrian access routes?

Yes, we are proposing to upgrade the existing pedestrian footpath to the north of the site, which will also include a new cycle path. This enhanced route will provide a direct link between the site and Burton town centre, benefiting not only visitors to the site but also residents and workers from nearby commercial and residential properties.

As part of the development, a cycle storage area will be provided on site. This will ensure that sustainable transport is always an option for visitors and employees.

arrowWhat will be the benefits to Burton on Trent and the surrounding areas?

This proposal will deliver several key benefits, including new stores and associated jobs, an improved retail and leisure offer and local sports facilities in Burton-upon-Trent.

Not least will be the benefit to employment in the area. In total, the proposed development will create 150 new full and part-time jobs.

We recognise that Burton already boasts a strong retail offering and is a popular shopping destination, particularly thanks to its excellent transport links. However, we believe our proposals will further enhance both the retail and dining options, while also significantly expanding the town's entertainment choices.

Maplevale Homes has successfully completed a number of residential developments in the Burton area, and one common theme voiced by residents is the need for more evening entertainment, including a bowling alley. With this in mind, we made it a priority to include a bowling facility in our plans — bringing the joy of bowling back with Tenpin!

arrowIs it correct that M&S will be closing their Burton town centre store in order to open an M&S Food Hall as part of this proposal?

M&S is proposing to relocate to a state-of-the-art M&S Food Hall at Shobnall Retail Park. This will significantly expand the range of food items available for purchase, and will offer convenient click-and-collect services, as well as enabling returns on site.

Subject to approval of the new site, M&S has assured that existing employees will be given the opportunity to relocate to the new store.

arrowWhat facilities will be run by ESO CIC and what benefits will it bring locally to residents?

The community facility operated by ESO CIC will provide vulnerable and hard-to-reach young people with access to sports and training opportunities.

Founded by retired Burton footballer Anthony Hemmings, ESO CIC places sport at the heart of its work, helping individuals achieve their personal goals while fostering a healthy, supportive, and enjoyable environment.

Our proposed site will feature state-of-the-art sports facilities, complemented by the additional activities offered by ESO CIC, including cooking classes, trips, and tailored activities to meet individuals’ specific needs.

arrowWhen will the planning application be determined by East Staffordshire Borough Council (ESBC)?

At present, we are unsure exactly when the application will be heard by East Staffordshire Borough Council (ESBC), as this will be determined by the Council in the first half 2025 once our application has been submitted.

We plan to submit our planning application to ESBC in early 2025, along with a Statement of Community Involvement (SOCI) as part of our public consultation process.

Throughout the planning process, we will continue to engage with the local community, council officers, and local politicians to ensure the scheme is the best it can be.

Similarly, ESBC will ensure that residents and businesses have the opportunity to share their views. Once we have more details on how you can submit your feedback to ESBC, we will make this information available via our website.

arrowIf I have any questions about the proposals or would like to provide feedback, how can I do so?

We are committed to working closely with the local community throughout this public consultation. We want to hear your thoughts, feedback, and opinions and ensure they are communicated.

If you have any questions that are not answered by the FAQ's above, please complete and submit the form below and we will be happy to advise further.

Public consultation is a key part of both our process and the planning process, so we also encourage you to share your views by contacting us through our Feedback page.
